TENANTS

As tenants you may wish to purchase the freehold of your block of flats and require a valuation calculated under the Leasehold, Reform, Housing and Urban Development Act 1993 (“the Act”).

Following your solicitors’ investigation as to the qualification of the block and participating tenants under the Act, Hortons can then be instructed to carry out a valuation of the block.

We would attend the property and inspect each flat and the surrounding grounds to assist us with the valuation.

As part of the service a report tailored to the block will be generated and if required, used as part of the negotiating process.

We will provide advice as to the best initial offer to be put forward in the notice to be served by your solicitor under the Act.

LANDLORDS

As a landlord you may have received a notice from your tenants to purchase your freehold/leasehold interest of your block under the Act.

The first step is to instruct a solicitor to investigate the validity of the notice and qualification of the block and participating tenants under the Act.

Once your solicitor has confirmed to Hortons that the notice is valid and the block and participating tenants qualify under the Act, we would then arrange access to inspect each flat directly with the tenants or their professional representative.

As part of the service a report tailored to the block will be generated and if required, used as part of the negotiating process.

We will provide advice as to the best counter offer to be put forward in the counter notice to be served by your solicitor under the Act.

At Hortons we will identify any potential development value in the property and factor it into our valuation and negotiations so that we maximise the most value out of your property.
